2026 FHA loan limits

2026 FHA Loan Limits in Colorado

Colorado has one of the widest spreads between its highest and lowest county limits of any state. Three mountain counties sit at the national ceiling of $1,249,125. Thirty-five counties sit at the national floor of $541,287. That’s a difference of more than $700,000 depending on which side of a county line a house sits.

Colorado FHA Limits by Region

01

Denver metro — $862,500

Adams, Arapahoe, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson, and Park counties all share the same limit. That supports a purchase price of roughly $893,700 with the minimum down payment.
For most of the metro’s housing stock, that’s more than enough. The limit becomes a real constraint in parts of Douglas County, west Jefferson County, and pockets of central Denver, but across the majority of the metro it isn’t what’s holding buyers back.

02

Boulder County — $879,750

Slightly above the rest of the metro, supporting roughly $911,600. Given Boulder’s median prices, this limit binds more often here than anywhere else on the Front Range.

03

Mountain resort counties — $1,045,350 to $1,249,125

Eagle, Garfield, and Pitkin counties are at the national ceiling of $1,249,125. Lake and Summit are at $1,092,500. Moffat and Routt at $1,089,050. San Miguel at $1,045,350.
Worth knowing: a high limit doesn’t make a market affordable. In Aspen or Vail the ceiling still falls well short of the median home price, and FHA is rarely the right tool there. In Summit County and parts of Routt, it’s more workable.

04

Colorado Springs — $541,650

This one surprises people. El Paso County, along with Teller, sits at $541,650 — essentially the national floor, despite being Colorado’s second-largest metro. That supports a purchase price of roughly $561,300.
For a large share of Colorado Springs inventory that still works. But buyers moving down from Denver often assume the limits travel with them, and they don’t. If you’re shopping above the mid-$500s in the Springs, FHA may not reach, and that’s worth knowing before you’re under contract.

05

Northern Colorado — $575,000 to $634,800

Larimer County (Fort Collins, Loveland) is at $634,800, supporting roughly $657,800. Weld County (Greeley, Windsor) is at $575,000, supporting roughly $595,900.

06

Western Slope and mountain towns

Gunnison and La Plata (Durango) at $747,500. Ouray at $750,950. Chaffee (Salida, Buena Vista) at $713,000. Grand County at $883,200. Hinsdale at $563,500.

07

The rest of Colorado — $541,287

Thirty-five counties sit at the national floor, including Alamosa, Delta, Fremont, Las Animas, Mesa (Grand Junction), Montrose, Morgan, Otero, Prowers, Pueblo, and Rio Grande. That supports a purchase price of roughly $560,900, which covers the large majority of homes in these markets.

Financial Help

Down Payment Assistance in Colorado

FHA’s minimum down payment is already low, and Colorado has programs that can reduce what you bring to closing further. CHFA (Colorado Housing and Finance Authority) offers down payment assistance that can be paired with an FHA loan, and several metro-area and county-level programs exist alongside it.
Eligibility depends on income, purchase price, property location, and whether you’re a first-time buyer. These programs change periodically, so it’s worth checking what’s currently available rather than relying on what was true last year.

The Key Takeaway

What This Means If You're Buying in Colorado

The practical takeaway for most Colorado buyers: in the Denver metro, the FHA limit is rarely the binding constraint. What you qualify for based on income, credit, and debts will usually cap you well before $862,500 does.
Where the limit does bite is Boulder, the resort counties, and — less obviously — Colorado Springs, where the limit is far lower than the metro’s size would suggest.
