Underwriting Authority
Most loan officers have never underwritten a file. I have. I know what makes an underwriter uncomfortable, which compensating factors actually carry weight, and where a file will get stuck before it gets there.
For FHA borrowers that’s worth something concrete. FHA guidelines are more flexible than conventional on credit, debt-to-income, and where your down payment comes from, but that flexibility only helps if the file is built to use it. Knowing the guideline is not the same as knowing how it gets applied.
Zero unvetted conditions sent to underwriting teams
Structuring reserves, residual income, and payment shocks
Direct financial comparison without bias, backed by specialized renovation know-how.
I quote FHA and conventional side by side, with mortgage insurance included, and tell you which one costs less. Sometimes that's conventional. Plenty of borrowers get told to wait and fix their credit when FHA would have worked for them today, and that advice costs people money while prices move.
Comprehensive Total-Cost Review
I also take on 203(k) renovation loans, which many originators avoid because the draw process is a headache. I have a construction and renovation background, so contractor bids, draw schedules, and the things that actually delay a rehab file aren't new to me.
