Professional Career Timeline

Where I've been

1996 – Present: Institutional Originator & Managing Partner

1996

Branch Leadership

By 1996 I was running a branch for National Mortgagelink with fifteen loan officers. We went from the bottom quartile of twenty-eight branches to the top three within three months, and grew annual production from $25 million to $80 million over two years. The team became known internally as a leader in government lending, which is where my FHA background started.

1999 – 2024

Managing Partner
In 1999 I founded Diversified Home Lending in Spring, Texas, which became Preferred Home Lending in 2008. I ran it as managing partner for 25 years: three branches, forty loan officers, and annual production that grew from $32 million at inception to a peak of $204 million. I negotiated warehouse lines with the banks, managed the back end, and wrote the company’s compliance policies and procedures.

Underwriting Authority

Amtrust Bank
During that period I also served as a conventional delegated underwriter for Amtrust Bank.
2024 – Present
Direct Originator
I closed the company in 2024 and joined Barrett Financial Group, where I originate directly rather than managing a P&L. After 25 years of running the business, I wanted to go back to working with borrowers.

Why the underwriting background matters to you

Most loan officers have never underwritten a file. I have. I know what makes an underwriter uncomfortable, which compensating factors actually carry weight, and where a file will get stuck before it gets there.

For FHA borrowers that’s worth something concrete. FHA guidelines are more flexible than conventional on credit, debt-to-income, and where your down payment comes from, but that flexibility only helps if the file is built to use it. Knowing the guideline is not the same as knowing how it gets applied.

Pre-Screened Files

Zero unvetted conditions sent to underwriting teams

Compensating Factor Optimization

Structuring reserves, residual income, and payment shocks

Transparent Execution

How I work

Direct financial comparison without bias, backed by specialized renovation know-how.

Side-by-Side Analysis

I quote FHA and conventional side by side, with mortgage insurance included, and tell you which one costs less. Sometimes that's conventional. Plenty of borrowers get told to wait and fix their credit when FHA would have worked for them today, and that advice costs people money while prices move.

Methodology

Comprehensive Total-Cost Review

FHA 203(k) Expertise

I also take on 203(k) renovation loans, which many originators avoid because the draw process is a headache. I have a construction and renovation background, so contractor bids, draw schedules, and the things that actually delay a rehab file aren't new to me.
